Chisholm Hunter instructed Full Works Ltd to act as main contractor for a full interior refurbishment programme and exterior renovation project.
The contract duration was 10 months and consisted of Full Works running the entire project from start to finish. Permits for scaffolding, working on a daily basis with the Council, Building Control and Heritage all came under their remit.
To give a brief synopsis of the project:
Full Workscompletely scaffolded the exterior and carried out 2 new re-roofs with 2 exterior Velux windows over Chisholm Hunter and The Carphone Warehouse. All brickwork was cleaned and repointed along with the renewal of all guttering, box gutters, hoppers, drain pipes, lead valleys, hips and ridges.
All exterior Tudor planking was restored to its original appearance, whilst 300 wooden dowels were fabricated and installed to complete the woodwork to exacting Heritage standards.
New oak window sills were spliced in where required and achievable. The windows that were beyond repair, were replaced with bespoke Heritage-range Crittall windows to the existing size and specification of the original, once again to meet with Heritage and building control restrictions.
The exterior renovation took 6-7 months to complete. This included the front and back elevations.
The interior refurbishments consisted of a first floor area of: entrance, lobby, staircase, kitchen, dining room, lounge, bathroom and 2 further bedrooms.
From start to finish, this project consisted of a complete refurbishment; all ceilings and walls were completely re-plastered, some initially over-boarded, and a wall was knocked through to create a kitchen/diner. New interior and exterior doors, along with a ‘state of the art’ open plan new kitchen.
A full re-wire was carried out with new extractors, alarm, smoke detectors and entry system. In addition, new floors, windows, skirting boards and covering were installed. Furthermore, ‘made to measure’ blinds were hung together with a full redecoration programme.
New lighting was installed throughout along with a complete installation of new plumbing and utilities. Insulation and boarding-out of the large loft void, plus lighting and a new 3-piece pull down ladder to the loft was installed. All internal doors plus 2 external doors and ironmongery were replaced, along with a new ‘state of the art’ bathroom and shower.
The project was challenging and time-consuming due to Council restrictions, parking and logistics, however, the project was delivered on time and on budget.
